Joe Rubin has more than 20 years of experience in multifamily real estate, specializing in acquisitions, asset management, brokerage, and distressed asset recovery across the Southeastern United States. Over the course of his career, he has been involved in more than 25,000 multifamily units and over $3 billion in transactions, partnering with institutional investors, private equity groups, lenders, and special servicers to execute complex investment and repositioning strategies.

As a Managing Director at GlassRatner, Joe focuses on real estate receiverships, property and asset management, construction management, and advisory assignments for distressed and transitional assets. He brings deep expertise in underwriting, due diligence, capital raising, business planning, and value-add repositioning strategies that drive stabilization and maximize long-term performance. Known for his relationship-driven approach, Joe has built lasting partnerships throughout the industry and is recognized for his ability to align investors, lenders and operating teams to achieve goals and get deals across the finish line.

Before joining GlassRatner, Joe served as CIO & COO of Southeast Property Group, where he oversaw $100 million in multifamily acquisitions, $30 million in equity raises, and $16 million in capital improvements across the firm’s portfolio. Earlier in his career, he held senior roles with American Landmark Apartments, Franklin Street, and Lloyd Jones Capital, where he led large-scale acquisitions, refinancings, and dispositions throughout the Sunbelt. While at American Landmark, he was instrumental in acquiring more than 20,000 units valued at $2.5 billion, and during his tenure at Ocwen Financial, he managed the State of Florida’s Fannie Mae REO portfolio—overseeing 80 assets and 8,000 units, implementing more than $75 million in capital improvements, and executing successful dispositions through Auction.com.

Joe earned both a Master of Science in Real Estate (MSRE) and a Bachelor of Science in Business Administration from the University of Florida. He is a licensed real estate broker in the State of Florida and a Certified Commercial Investment Member (CCIM) designee.
