Jennifer Copeland is a Senior Asset Manager at GlassRatner with more than 18 years of experience driving performance across multifamily portfolios, including Tax Credit, Section 8, and HOME communities. She partners closely with ownership groups to protect and enhance asset value through disciplined operations, rigorous financial oversight, and strategic execution.

Prior to joining GlassRatner, Jennifer oversaw construction, maintenance, and marketing for multifamily and single-family rental portfolios at a privately held firm. She was instrumental in scaling the company’s portfolio from 36 to more than 100 fully leased single-family homes and managed operations for an additional 100 properties, consistently improving occupancy and operational efficiency.

At GlassRatner, Jennifer leads core asset management functions across a portfolio exceeding 150 assets and approximately $1.0 billion in real estate value. Her responsibilities include budgeting, forecasting, capital planning, leasing strategy, and regulatory compliance, ensuring assets operate efficiently and in alignment with investment objectives while delivering transparent, timely reporting to stakeholders. She works closely with on-site teams to drive operational consistency, identify value-creation opportunities, and improve occupancy, revenue, and expense performance.

Jennifer brings deep expertise in real estate diligence, conducting comprehensive site inspections and operational assessments, evaluating capital expenditure requirements, and analyzing historical performance to optimize asset positioning. Her experience also includes reviewing financial obligations—such as accounts payable and tax exposure—to mitigate risk and proactively address potential lien or compliance issues.

She has successfully managed complex and distressed assets, including oversight of 2,654 multifamily units following a Fannie Mae foreclosure, where she developed and executed capital improvement plans and directed major construction initiatives, including roofing, paving, fire and mold remediation, and amenity renovations. She also supported the restructuring of a 355-home single-family portfolio across Tennessee and Georgia and actively manages a 133-home, multi-state portfolio through stabilization and disposition, with the majority of assets successfully transitioned.
